Marchgate is a builder-led practice working from its own yard in Rotherham. We take on a handful of jobs a year — measured carefully, priced in writing, and built as if the drawings mattered. Because they do.

No. 31 — Moorgate

One job, told properly

Most of our work looks like this one: a family that likes its street, out of bedrooms. A loft conversion with an en-suite, from first sketch to handover — told straight, including the weeks nobody photographs.

The brief

Three people, two bedrooms, no appetite to move

The roof had head height to spare over the landing and nowhere else — so the answer was a rear dormer, a new stair stacked over the existing flight, and an en-suite tucked into the eaves. We drew it, had the structural calculations checked, and put the whole thing through building control before pricing a single brick. The clients saw the awkward parts on paper first, which is where awkward parts belong.

The build

Scaffold first, weather never

Scaffold and a temporary cover went up before a tile moved, so the house stayed dry for the whole strip-out. The old rafters came out in a day; steels, dormer framing and insulation went in over the next three weeks, inspected at every stage. The family lived downstairs throughout — dust sheets up the stairwell, power and water never off for more than an hour, and the site swept before we left each evening.

The finish

A bedroom that doesn't feel like a conversion

Full-height glazing in the dormer, storage built into the eaves by our own joiners, and an en-suite with the bath set under the slope — plastered, tiled and decorated by the same team that framed it. We handed back a cleaned house, a folder of certificates, and a snag list we closed within the fortnight. The landing lost nothing but its ceiling.

What we take on

Four kinds of work, done end to end — structure and finish under one contract, one foreman, one number to ring.

Extensions

Single and double-storey, side returns and wraparounds. Steels, glazing and underfloor heating handled with the same care as the brickwork — the structural job and the finished room are one contract, not two arguments.

Loft conversions

Rear dormers, hip-to-gable, rooflight conversions. Stairs are designed first and head heights checked honestly — if your roof won't give you a bedroom worth having, we'll say so at the first visit.

Whole-house strip-and-refits, damp and timber dealt with properly rather than painted over, kitchens and bathrooms delivered as part of the wider job so the finishes line up and the trades don't queue.

Single plots and infill sites. Shell-and-weathertight for self-builders who want to carry on themselves, or full turnkey with the same foreman from setting out to final clean.

Method

How we work

The same four movements on every job, whatever its size. No mystery, no surprises held back for week six.

Consultation

We walk the house, listen more than we talk, and tell you plainly what your budget can and can't do. No charge for this, and no pressure after it — some of our best advice has been "don't build".

Design & costing

Working drawings — ours, or your architect's — turned into an itemised written price: labour, materials, provisional sums all visible. Planning and building regulations handled and tracked for you.

Build

One foreman on your job from first dig to last coat. A programme pinned up where you can see it, a walk-through every Friday, and a site kept tidy enough to live next to — because you will be.

Handover

A snagging list written with you, then closed. Certificates lodged, guarantees handed over in one folder, and a phone that still gets answered six months later.

Practice

Run by the people who build

A yard, a small team, a long bench

Marchgate began as a two-man extension outfit working out of a rented bay. It now runs from its own yard — joiners, bricklayers and a groundworker on the books, with a bench of subcontract trades we've worked alongside for years. We keep the practice small on purpose: few enough jobs that the person who priced yours is on it.

What that buys you, honestly:

  • A written, itemised quote — labour, materials, provisional sums — that you can compare line by line with anyone else's.
  • One number. The person who answers it has stood in your kitchen and read your drawings.
  • Tidy sites: floors sheeted, dust walled off, hot water left on, swept before we leave each night.
  • Fully insured, with the certificates shown before you're asked to sign anything.
  • Realistic dates. If we can't start until March, we say March — and then we start in March.

Where we work

Rotherham and roughly ten miles around it — Wickersley, Whiston, Bramley, Moorgate, Broom, Herringthorpe, Kimberworth, Ravenfield, Treeton, Rawmarsh, Swinton and Wath — and the eastern side of Sheffield when the job suits.
